Piedmont Kennel Club
is Selling Their Property on Choate Circle, Apartments Planned
(May
18, 2023) The Piedmont Kennel Club is
in the process of selling their property on Choate Circle across
from the Steele Creek Athletic Association fields. Current plans are
to sell to
Toll
Brothers, who plan on building 375 high end, luxury apartments.
The Piedmont Kennel Club is a volunteer organization with
dwindling and aging membership. Their facility is outdated, and
their volunteers are no longer able to maintain it properly. They
plan to downsize and relocate to a smaller facility but will
continue to host dog shows at
other venues.

Toll Brothers plans one
4-story apartment building that will have offices and amenities, and four 3-story
buildings. The 375 apartments will average just under 1000 square
feet. They claim it will be the nicest apartment community in the Steele
Creek area.
The property is currently zoned R-3
(3 units per acre) and will require a rezoning to UR-2(CD) to
allow up to 19 units per acre (375 apartments on 19.75 acres).
The current recommended land use is up to 4 dwelling units per acre
(R-4). See Petition

The Steele Creek Residents Association
opposes this rezoning due to its extremely high density that exceeds
that recommended in the Steele Creek Area Plan.
