Community Meeting on
Townhouses next to Southwest Middle School is May 9

Representatives of the petitioners for
Rezoning Petition 2018-037 (Florenza Properties, LLC) have scheduled a community meeting
for Wednesday, May 9 from 5:00 PM to 7:30 PM at Gordon Conwell Theological Seminary (14542 Choate Circle).
The property
(including two separate parcels) is located on the west side of
Steele Creek Road adjacent to and on the north side of Southwest Middle
School and the Steele Creek Library. (See map below.) The petition requests a change from R-3
(residential with up to 3 units per acre) to UR-2 (Urban Residential
District 2).
The site plan calls for up to
90 attached residential units (townhomes) on 12.5 acres, which would
be up to 7.2 units per acre. Each of the two parcels currently has a
single family residence on it. The petitioners plan to build a new
public street through the development connecting Settlers Trail Court in the
Waterlyn neighborhood with Steele Creek Road.
According to the
Steele Creek Area Plan, the adopted land use for these
properties is up to 3 dwelling units per acre, although they are
adjacent to the RiverGate Mixed Use Center.
