Current Rezoning Petitions in Steele Creek

Approved Petitions

The Charlotte City Council approved the following petition at its January 19 meeting.

2020-111 - Day Care on north side of Dixie River Road north of Shopton Road. Parcel # 14117104.

The Charlotte City Council approved the following petitions at its December 21 meeting.

2019-128 - Up to 550 residential units and 150 continuing care units south of Sledge Road between Shopton Road West and Steele Creek Road. This petition initally included a new family YMCA facility, but the site of the proposed YMCA has been removed from the petition. The plan includes greenway trails between Steele Creek Road and Shopton Road West. Parcel # 19907102, 19907105, 19905101, 19906107, 1990711, and 19951106.

2020-014 - Revision to previous zoning to allow 30 townhouses on the west side of Erwin Road. Parcel # 20122113.

The Charlotte City Council approved the following petitions at its September 21 meeting.

2020-046 - Take 5 Oil Change on South Tryon Street at Whitehall Park Drive. The left side of the former Applebee's location. The former Applebee's will be torn down. Plans call for a bank on the right half of the property. Parcel # 20103128.

2020-053 - Expansion of Laurel Oak Dog Farm Kennel on Youngblood Road. Parcel # 21705127.

The Charlotte City Council approved the following petition at its January 21, 2020 meeting.

2019-030 - Up to 272 apartments on 30.73 acres (8.85 units per acre) north of S Tryon Street and southwest of Erwin Road. The Steele Creek Area Plan calls for up to 4 units per acre in the northern parcel and up to 8 units per acre in the southern parcel. The site includes a large area of wetlands that will be preserved. Petitioner requested a change from R-3 to R-12MF(CD). However, the original petitioner, Continental 475 Fund, has withdrawn from the project, so it will not proceed. A new petition (2021-006) has been submitted for this property. Parcel # 20122103 and 20122117. (See 2051-006 below.)

Outstanding Petitions

2017-065 - Apartments at the end of Rigsby Road east of Clearview Acres subdivision off Steele Creek Road south of I-485 near the Berewick Town Center. This petition is four years old and likely will be withdrawn and replaced by a new petition. Parcel # 20107504.

2020-133 - Initially proposed for 175 Townhomes on Hamilton Road west of Steele Creek Road. This petition likely will be withdrawn. Under existing zoning (R-3) the developer can disperse workforce housing in the project and build 156 single-family units. Parcel # 21909112, 21909113, 21909114, 21909115, 21909116, 21909117, 21909119, 21909130, 21909131, 21909132, 21909133.

2020-155 - Go Store It South, located north of South Tryon Street and west of I-485. Parcel # 20103222.

2020-189 - Approximately 2.66 acres located along the east side of Gable Road, south of Shopton Road, and west of Sandy Porter Road. Parcel # 20107111.

2021-002 - Airport property on the south side of Byrum Drive. Parcel # 14105558.

2021-006 -  210 residential units north of S Tryon  Street and southwest of Erwin Road. (Replaces 2019-030.) Parcel # 20122103, 20122117.

2019-173 - Light industrial development on 150 acres at the southern end of Garrison  Road, north of Dixie River Road, and northwest of Berewick District Park. Parcel # 14129102, 14129105, 14118165, 14129101, 14129103, 14129107, 14118119.

2020-038 - 119 unit, 3-story senior community on Steele Creek Road south of Erwin Road. Parcel # 20143102.

2020-119 - Office, warehouse, and/or distribution facility on north side of Shopton Road west of Pinecrest Drive. Parcel # 14125109, 14125110.

2020-156 - Light Industrial on north side of Shopton Road at Pinecrest Drive (entrance to Eagle Lake community). Parcel # 14107120, 14125114.

Withdrawn Petition

The following petition has been withdrawn.

2019-085 - Mixed Use Development on Arrowood Road next to Top Golf. The revised site plan removed offices and added apartments. Parcel # 20145105.
